The 4 point inspection consists of a visual inspection of the following:
1. ELECTRICAL
2. PLUMBING
3. HEATING / COOLING
4. ROOF
Four-point inspections were started after Hurricane Andrew in 1992. They are performed on behalf of insurance companies as a requirement for the insurer providing coverage. After the heavy hurricane season of 2004, the four-point inspections have taken on even more.
1. ELECTRICAL
Inspection of the home’s electrical system from the weather head to the main panel, any sub panels, wiring and outlets. This inspection is to make sure that the wiring is safe, that there are no unsafe or exposed wiring and that the electrical system complies with electrical code. On homes over 50 years old a certification by an electrical contractor is often required. A contractor is on staff to handle this for customers. |
2. PLUMBING
An inspection of the home’s plumbing system to check for any leaks in the supply or drain lines. Also reports the type material that each of the water lines are constructed of along with an estimate of the last year of update. |
3. HEATING & COOLING
Report on the type of heating and cooling system(s) used in the home (heat pump, oil furnace, wall unit, etc). Also the age of the system and if it adequate for the size of the home. |
4. ROOF
Inspection of the exterior portion of the roof to make sure that the covering is in good condition. Also, the attic side of the roof is checked for any damage or weak areas. |
IF A 5 POINT INSPECTION IS REQUIRED, THEN WINDOWS ARE ALSO INSPECTED
5. WINDOWS
Report on the type of windows, how they operate and if any are missing or damaged. |
