Do I have to be home for the inspection?
Yes, somebody has to be there to give us access. The inspector has to check electrical, heating and cooling, plumbing and roof. To be able to do this he needs access to kitchen, bathrooms, service panel as well as all the rooms to check for roof leaks. Someone has to let him in and be present at the time of the inspection unless the house is completely vacant.
Do my water are electricity have to be on for the 4 Point and 5 Point Inspection?
Yes, the inspection includes a check of electrical system as well as plumbing. Therefore both water and electricity have to be on at the time of the inspection. Note: some utilities companies will turn on the water and electricity for one day if you let them know it is for inspection purposes.
